Full Management Service

Includes the services as outlined for Introduction and Rent Collection plus the following additions:-

1. Notifying the Utility Companies i.e. Gas, Electricity Boards, Council Tax Authority, Water, where appropriate that all accounts are to be transferred into the new Tenants name.
2. Carrying out periodic inspections of the property.
3. Dealing with all management enquiries relating to the Tenancy.
4. Detailed monthly statements of income and expenditure.
5. Re-advertising the property at the end of a Tenancy where appropriate.
6. Recommend Building Insurance Cover with a reputable company (Tenants insure their own contents).
7. Issuing the correct Housing Act Notice to end the tenancy.
8. Deal with day to day repairs up to ‘an agreed figure’, consequently deducting invoice payments from your account. Should any maintenance works cost over ‘the agreed figure’ you would be contacted for further instructions.
9. Negotiating the terms for the renewal of the Agreement if both parties decide to enter into a new contract for a second (or any consecutive) year.
10 . Inspection of your property during the first 4-6 weeks of a new tenancy, and then regularly quarterly inspections throughout.
11. Re-advertising your property at the end of the tenancy, if required.
12. Weekly inspection of vacant property, pending letting.
13. Comprehensive Inventory listing is prepared and used for check in and out at the beginning and end of each tenancy.
14. Exercise appropriate action to ensure that the Tenant complies with the terms of the tenancy agreement.
15. Complete and submit relevant Inland Revenue NRL form.
